Request For Qualifications for Designer Services for Willett Elementary School Roof

Specifications include, but are not limited to: On April 19, 2021, Russo Barr Associates performed an investigation of the roofing system and window wallsystem (adjacent to the gymnasium) at the Willett Elementary School. The investigation consisted of exteriorand interior visual inspections, photographs, and water testing of the window wall. The water testing wasperformed in an effort to determine the window system condition and leak locations. This report documents thefindings and includes recommendations with a construction cost budget, deficiencies from investigation, andphotos.The report documents their findings and includes recommendations with a construction costbudget (2021 dollars), deficiencies from investigation and photos. The inspection resulted in acomprehensive report estimating $7,500 to $10,000 dollars in corrective work & repairs to the windowwall which includes the following scope of work:Repair/refurbishment of the window wall system. Recommended scope involves completerepair/refurbishment of the deteriorated paneling, trim and sealant. Glass is to remain and should beresealed. The lettering above the north side window wall door will need to be temporarily removed toallow contractors to refurbish wooden paneling.The roofing system costs are estimated to be between $850,000 to $900,000 to remove and replacethe existing roof system and includes the following scope of work:Complete removal of the existing roofing system down to the existing roof decking, repair ofdeteriorated decking (i.e. plywood or wood plank decking), replace existing roofing system with anarchitectural asphalt shingle roof system. The recommended work also includes new flashings(membrane & sheet metal), wire brushing and painting of equipment support frame, painting ofdecorative molding behind and at the underside of the gutter, replacement of deteriorated woodfascia, temporary mechanical disconnects and adjustments to rooftop mechanical equipment & piping(as necessary to allow for new roofing installation).Copy of inspection report included as Appendix A.It is anticipated the construction project will commence June 2023, and be completed bySeptember 2023.
