The New Fire Station 7 will be located at 2629 North County Road 27 and is situated on an approximate 1.3-acre site in Loveland, Colorado. The site is bounded by County Road 27 to the east, Thompson School District property to the south, residential property to the north and Sylvan Dale Ranch property to the west. The site is currently developed consisting of residential property that generally slopes to the east toward an existing drainage ditch along the west side of County Road 27. The development of the fire station will include the construction of the proposed fire station along with the associated civil related systems such as onsite utilities, onsite drainage infrastructure, roadways and parking areas. Vehicular AccessDedicated vehicular access for the site will be provided from County Road 27. Based upon anticipated low levels of traffic generation and turning movements, improvements to County Road 27 will be limited to the construction of the driveway access. Water ServiceWater service to the site will be provided by Little Thompson Water District (LTWD) from an existing 6-inch main located in County Road 27. Domestic service will be provided from this main to the building. It should be noted that the site is located at the edge of the LTWD service area and the pressures and flowrates from the main are limited. It is expected that no offsite water improvements will be necessary for the development. A 1" tap will be required for domestic and irrigation. Fire Service Onsite fire pump and cistern will be designed for the fire suppression system. Sanitary Sewer ServiceNo public sanitary sewer infrastructure is available to service the site; therefore, a septic system will be provided for the development that will be located on the site. The system will consist of a septic tank, lift system and leach field, all of which will be located southwest of the building. Electrical Service:The electrical service to the building will be supplied by a pad-mount transformer provided by City of Loveland Water and Power. The secondary will be run underground to a 600A, 208Y/120V, 3-phase main disconnect located outside in the utility enclosure. Standby and Emergency Power:A diesel emergency generator will be provided to supply both life safety and optional standby loads that are critical to the operation of the fire station:Life safety loads including egress lighting and exit signs will utilize battery packs for emergency power. Optional standby loads will include the rest of the building loads including mechanical systems, power, and lighting that will allow the building to function in the event of a power outage. A 173kW generator will power the whole building. One automatic transfer switch (ATS) is required to transfer the load from the electrical service to the generator. The ATS is 3-pole, open transition type and be located in the lower level electrical room.A small rack mounted uninterruptable power supply (UPS) units will be provided with Owner IT equipment for keeping special systems operational during a power outage.
