Specifications include, but are not limited to:The approximately 13,600 GSF project will include, but is not limitedto, space for the following: retail sales, storage, office, restrooms, break room, lockers, andshipping/loading dock. Any and all necessary site geotechnical investigation/analysis and site surveying services.These services are considered reimbursable expenses (no AE mark-up is allowed). BIM services: a fully coordinated model that includes models from all the consultants,resolution of clashes during design, and resolution of clashes at the outset of construction. Provide consultant services (including AV services) through and including the schematicdesign, design development, contract documents, bidding, construction administration, andpost construction phases of the project.The AE will be responsible to comply with all local and state standards such as sewerdesign, dust control, and storm water runoff permits. This information shall beincorporated into the design and construction drawings and specifications. The designshall also comply with all ADA guidelines. Building Official, Fire Marshal, and allState/Local agency approval letters will be mandatory prior to design completion. The AE shall work with the ABC and DFCM during the course of design to determineutility impact and connection fees, which are part of the construction budget. The design of the building shall also comply with DFCMs high performance buildingstandards, as well as DFCMs Air Barrier Standard. Working with the DFCM selected consultants for the project: e.g. commissioning, airbarrier, etc. The AE will be expected to generate and provide up to four (4) architectural renderings ofthe project. The renderings may (the ABC will make the final determination) consist oftwo (2) exterior elevations, and two (2) floor plan set. The renderings shall be 24 x 36 insize, mounted, and shall also be provided in electronic format (Photoshop, Indesign, etc.).These services are considered to be a part of basic services. The AE will be responsible for incorporating all applicable codes and DFCMdesign/construction standards into the project.
