LEASE OF 6,251 SQ. FT. OF OFFICE SPACE IN BROWNSVILLE, TX FOR THE OFFICE OF THE ATTORNEY GENERAL

Specifications include, but are not limited to: SCOPE: The Texas Facilities Commission (TFC) has identified a need for lease office space to meet the requirements of the Office of the Attorney General Child Support Division (OAG-CSD). Pursuant to Texas Government Code, Section 2167.054, TFC is soliciting offers for 6,251 sq. ft. of usable office space in the City of Brownsville, Cameron County, Texas, under the guidelines provided in Texas Government Code, Chapter 2167. All proposals must meet the requirements outlined in this request for proposals (RFP) to be considered for evaluation by TFC.SPECIFICATIONS: The lease property provided shall be in accordance with the specifications herein. TFC will decide the answers to all questions that may arise as to the interpretation of the specifications and the quality or acceptability of work performed. TFC will decide the rate of progress of the work and the acceptable fulfillment of the Lease on the part of Lessor. See Attachment A State Lease Contract Template and Attachment B Agency Specific Requirements/Room Schedule for full lease space requirements.LOCATION REQUIREMENTS: The proposed lease space must be located within the city limits of Brownsville and within zip codes 78521 and 78526.Map Description automatically generatedLEASE CONTRACT: The State of Texas standard lease shall be utilized. Refer to Attachment A State Lease Contract Template. THE STANDARD LANGUAGE WITHIN THE LEASE IS NOT NEGOTIABLE. The initial term of the lease will be for five (5) or ten (10) years.LEASE TERM: This lease shall be for a period of five (5) or ten (10) years beginning November 1, 2022; however, to be considered for award, respondent must complete both the five (5) year and the ten (10) year sections on Attachment C - Proposal Submittal and Execution of Proposal Form.STATE FUNDING: This contract is contingent upon the continued availability of funding. If funds become unavailable through lack of appropriations, legislative budget cuts, amendment of the Appropriations Act, state agency consolidations, or any other disruption of current appropriations, provisions of the Termination Article in the Services Contract shall apply.
