Specifications

Specifications include, but are not limited to: A. The DMIL is issuing this Small Procurement Solicitation to provide all labor, materials andsupplies necessary to perform HVAC and mechanical equipment preventative maintenanceand repairs as per the specifications stated below.B. It is the DMILs intention to obtain services, as specified in this Small ProcurementSolicitation, from a Contract between the selected Contractor and the DMIL. The anticipatedduration of services to be provided under this Contract is for a three year period and all workshall begin within 15 days of Notice to Proceed and all work must be guaranteed for a periodof one year from the date of the completed work.C. The DMIL intends to make a single award as a result of this Small Procurement Solicitation.D. Contractors, either directly or through their Sub-Contractor(s), must be able to provide allservices and meet all of the requirements requested in this solicitation and the successfulContractor shall remain responsible for Contract performance regardless of Sub-Contractorparticipation in the work.E. No unannounced visits shall be allowed prior to award. Should the Contractor need anadditional site visit, the Contractor shall contact the Procurement Officer to request anadditional site visit. Additional site visits shall be schedule on individual requests and only iftime permits.F. All work shall be completed in a professional manner in accordance with industry standards.G. The Contractor shall be responsible for obtaining any and all permits that may be required forthe SOW stated below and arranging for all inspections if required by the county or state.H. The Contractor will have access to the project area during regular working hours, TuesdayFriday, 6:30 AM to 5:00 PM. Contractor shall coordinate access with the DMIL ContractManager.A. PREVENTATIVE MAINTENANCE:Per manufacturer specifications, periodically schedule work to provide systematic checking,adjustment, cleaning, and routine services. This includes examination, lubrication,adjustment, cleaning, and calibration of parts including, but not limited to: belts, bearings,capacity and safety devices; checking valves, condensate pumps, coils, control transformers,control wiring, dampers, electrodes, all filters, fuses, environmental controls, fans, motorsand motor starters, pressure controls, water jackets, fire chamber, burners, and all necessarymaintenance required to keep the unit(s) in proper and continuous operation.
