Colorado Mountain College's Central Services located in Glenwood Springs, CO is requesting quotes from qualified firms and/or individuals to design student housing at four possible locations within the district. The locations include Breckenridge, Steamboat Springs, Edwards, and Spring Valley campuses. SPECIFICATIONSColorado Mountain College seeks to provide affordable housing for students at up to four campuses over the next three years. The goal is that by offering affordable and accessible housing for students on campus, the College will be able to enhance their educational experience, improve retention, and allow students the opportunity to finish their degree or certification program in a timely manner. Specifically, the Project involves constructing approximately 150 independent apartment-style units spread between multiple sites across the district on land owned by the College. To strike a meaningful yet manageable balance, the College is considering the following four campuses where we own and have available land: Edwards, Steamboat, Breckenridge, and Spring Valley (outside Glenwood Springs).Colorado Mountain College has studied housing needs for over a decade, including two full-scale housing studies in 2010 and 2016. During this time, inventory has dwindled, and prices have increased steadily across the district. CMC embarked on this type of housing in Breckenridge in 2018 and has seen consistent occupancy and a solid return on the College's investment. Using CMC's Breckenridge housing as the baseline model, the College seeks to determine the right mix of housing, unit type configurations, and quantity for each of the campuses under consideration. The College engaged Brailsford and Dunlavey (B&D) to conduct a market analysis and create an actionable Student Housing Implementation Plan that provides such recommendations, while balancing available funding, campus needs, and available land. B&D has verified that each campus under consideration has the land capacity for the proposed project allowing the College to continue meeting its goals and objectives outlined in the Housing Philosophy.The selected design team will assist CMC in a program verification process to evaluate the quantity of units and mix of options. CMC hopes that each campus receives an equitable number of units and that the design is consistent for each campus. This process may require a land planning study of each site to verify capacity for future housing phases if possible, and an infrastructure study to verify existing capacity and needs for future developments.The following are provided for informational purposes regarding the project.1.
