Specifications include, but are not limited to: 1. Unit Type and SizeThe Selected Firm shall supply the City with building plans for the ADU types listed below:Unit Type Square FeetConversion of Detached Garage into ADU Studio 300-450 sfNew Construction of Detached ADU (1-Bedroom, 1-Bath) 500-700 sfEach unit is to include a kitchen, bathroom, and living area proportional to the size of the unit. Vehicleparking is not required, but is encouraged. Schematics for on-site parking are to be included analternative for each unit type.2. Architectural StylesSelected Firm shall prepare architectural elevations with three different architectural styles for each unitsize specified above. Must include a narrative statement describing the architectural style of each ADUdesign and the alternative exterior treatments and architectural accents for each unit type. Exteriormaterials as well as door and window fenestration of each unit type shall be customized to reflect thefollowing three (3) predominant exterior architectural variations found in the community:a. Craftsmanb. Spanish / Mediterraneanc. Contemporary3. Design Criteriaa. All unit elevations shall be customizable to allow for variations in exterior materials as well as doorand window fenestration to express individual owners tastes and respect community character.b. All designs shall fully comply with the 2019 California Residential Code Part 2.5, California EnergyCode (Title 24) Part 6, California Mechanical code, California Electrical Code, California PlumbingCode and California Green Building Code.c. Structural provisions design in accordance with 2019 CBC, AISC 15th Ed. NDS 2015 and ASCE 7-16Minimum Structural Design Criteria:I. Design: Conventional Framing per CRC 2019II. Lateral Force Resisting System: Light Frame (Wood) Walls Sheathed with Woodstructural PanelsIII. Risk Category: IIIV. Seismic Design Category (SDC): DV. Soil Site Class: DVI. Design Spectral Response Acceleration: SDS = 2.0 MaxVII. Ultimate Design wind Speed: 95 mph per CBC Fig 1609.3 (1)VIII. Wind Exposure Category: CIX. Assume no Topographic Effects: Kzt =1.0X. Roof Live Load: 20 PSF (Reducible based on Tributary Area)XI. Floor Live Load: 40 PSFXII. Roof Dead Load: 14 PSF (Includes Photovoltaic System of 1 PSF & Tile roof material)XIII.
