Westshore Campus Phase 2

Specifications include, but are not limited to:This Project consists of a 2-3 story, approximately 85,000 square foot new building located on the property at 31001 Clemens Road, Westlake, Ohio. In addition to a new building, this project will include approximately 15,000 SF of interior renovations required to the Health Careers and Sciences building already on the Westshore Campus. The Program of Requirements (POR) will be developed prior to the start of work on this contract. The program will include academic program space for Engineering, the IT Center of Excellence spaces, possibly Creative Arts Space and a large quantity of general education classrooms. Other types of spaces included in this project are a library, central food service and dining, faculty and administrative offices, facility and student space, enrollment function renovations and other renovations to the existing Health Careers and Sciences Building. Phasing of this Project and coordination of construction with ongoing Campus activities will be an important component of the planning, design and construction. The use of a Construction Manager (CM) in the development and construction of this Project is anticipated, with whom the successful proposer for these services will be required to work with in a collaborative environment. Scope of work for the Westshore Campus Phase 2: Development of the design and Construction Drawings and Specifications required to perform the construction of the renovation as described above, with all associated utility and sitework. All spaces adjacent to the addition will be operational during the construction. The phases of work will include (1) Review of Existing Site and Building Conditions; (2) User Group Meetings; (3) Pre-Design and Program Generation/Verification; (4) Schematic Design; (5) Design Development; (6) Construction Documents; (7) Bidding; (8) Construction Administration Services and (9) Project Close-out Services. The successful Proposer for these services will be required to assist the CM with the CMs cost estimates and schedules as well as providing its own estimates at Pre-Design, Schematics, Design Development and 100% Construction Documents
