Specifications include, but are not limited to:The Subcommittee of the Telluride Housing Authority (Committee), on behalf of the Town of Telluride, seeks qualifications from teams, firms or partnerships for site planning, design and construction services (Design/Build) for a rental affordable housing project to be located on town-owned land located in the southwestern corner of the Town of Telluride (Property, and known as Parcels B-1.2 and B-2, Virginia Placer, Town of Telluride [see attached Vicinity Map]). The Town has conceptually evaluated the Propertys existing conditions and constraints, and has found that although some portions of Parcels B-1.2 and B-2 are characterized by steep hillsides, wetlands, and debris flow/avalanche paths, the Property does possess suitable areas for housing development that avoid the aforementioned constraints. The Committee envisions the project be located generally within the three pods identified on the attached Existing Conditions Map, to be comprised of a variety of rental types, including traditional apartments, boardinghouse (or dorm), and/or tiny home uses. Additionally, the Projects scope of work will include master planning of the site for potential future phases, and associated access and utilities service corridors thereto.The Projects scope of work will also include development of civil engineering plans to provide the housing development with necessary infrastructure including utilities. Vehicular access is to occur along Black Bear Rd., which appears sufficient in width and grade for the additional traffic associated with the housing development and to provide for a portion of the housing developmentsrequire d p a r k i n g . A l l m a j o r u t i l i t i e s appear to be located within Black Bear Rd., and an increase in size of water/sewer mains does not appear necessary for housing to occur on the Property. The Projects specific unit types and mix, and other plan elements such as the planning for future phases, would occur through the projects programming and design. The housing units are to be targeted for rental affordability to local wage earners.
