Specifications include, but are not limited to:PROJECT DESCRIPTION A. The City of Salisbury, Maryland is soliciting proposals from qualified and experienced multidisciplinary consulting firms to provide professional planning, urban design, and landscape architectural services for the following three (3) projects: 1. Develop a Corridor Study of the commercial and light industrial zoning districts for two areas along or adjacent to the U.S. Route 13 Business Corridor to guide future land use, design and development standards, and transportation improvements. (See map #1). The Study is expected to provide recommendations on the intensity and mix of land uses, transportation, density / massing (build to lines / setbacks, FAR ratios), and economic development for the Corridor. The study will be based on an evaluation of existing land use and transportation conditions, as well as applicable regulatory tools. The land use and transportation analysis will result in recommendations and an implementation strategy to achieve the desired mix of uses and transportation improvements within the Corridor; 2. Create an Urban Greenway Plan linking Schumaker Park to Pemberton Historic Park. The Plan will assist the City with delineation of a proposed route. In addition, the plan will contain designs and planning-level cost estimates (engineering, land acquisition, and construction) for each segment of the Urban Greenway (See map #2); 3. Evaluate effectiveness of Downtown Historic District designation and requirements and to develop alternative design guidelines and a process implementation plan (See map #3). 2.SCOPE OF WORK A.U.S. Route 13 Corridor Study 1.Develop a vision for the study area and a corridor study work plan in conjunction with City Administration and Planning Staff. a. Identify future vision for corridor. b. Formulate goals and objectives. c. Establish project schedule and anticipated dates for major deliverables. 2. Evaluate existing land use, transportation and regulatory tools. 3. Prepare illustrative renderings of recommended design guidelines and development standards. 4. Prepare Land Use Plan
