Specifications include, but are not limited to:The scope of work is to include the following items:Evaluate the role of FOTRM with Metro and its missionUpdate National Register listing and explore its potential as a National Historic Landmark; expand the site's Native American and African American historyEvaluate and determine period(s) of significance: explore the possibility of treating certain areas of the site differently than others- inside versus outside, 1802 House, Spring House, boxwood garden and fountain, etc.Conduct a condition analysis of the site's structures (mansion, 1802 house, spring house) and their associated systems (structural, electrical, plumbing, and HVAC)Develop a maintenance plan for the site to include the structures, appurtenances, and groundsDevelop a Use Plan: include past, current, and potential future uses (removing events from the mansion and creating a separate event facility, reconstructing secondary buildings, etc.); explore ways to better connect the site to the local community through the adjacent parks, greenways, and schools- walking, biking, and vehicular including tour buses; examine the historic landscape including former structures and potential for reconstruction and/or interpretation; explore ways to reconnect and utilize historic resources that are currently dormant such as the Spring House; explore ways to activate the 1802 House; include list of suggested improvements to support suggested uses and their cost (parking, grounds electrical and plumbing)Complete a collections inventory and develop a collections policy; explore best practices to insure and protect the collectionComplete a site/civil plan and evaluate the site boundaries: assess the need for archaeology to betterunderstand the site's earlier history as a working farm, both pre- and post- Civil War and as a home to Native Americans; assess the need for parking for suggested uses (tours, events); assess the need for future buildings and developing the gardensEvaluate the site's operating budget (Parks and FOTRM) Work with the stakeholder groups to finalize a 20 year phased action plan and include cost estimates for its implementation
