Specifications include, but are not limited to:The project, as planned, includes the comprehensive and integrated renovation of and an additionto the existing 108,383 Net Assignable Square Feet (NASF)/171,256 Gross Square Feet (GSF)University Union building. The University Union is located on the Towson University campus inTowson, MD. Figure 1.1 identifies the University Union project site location on campus.The project scope of work and budget is based on approximately 21,000 GSF of the existing buildingspace being designed for limited renovation (new finishes only and limited building MEP systemdistribution upgrades), while the remainder of the building (150,000 GSF) is to be designed for acomprehensive renovation that includes space alteration, building system distributionreconfiguration, upgrade and/or replacement, as well as new finishes. New mechanical andelectrical equipment for the building is included in the scope of work. The scope of work includesreplacement of all envelope glazing and restoration or replacement of existing metal panel systems.In addition, selective exterior envelope repair and repointing is included in the scope of work.A 58,000 NASF/80,000 GSF building addition has been planned to deliver additional space to meetthe current and future needs of the campus community. A number of building addition conceptshave been studied at a cursory level. However, it is required that the selected A/E complete its owncomprehensive and thorough study of building addition alternatives to determine an approach thatbest meets the goals, objectives and space needs of the University within the allocated budget.The project site is constrained by numerous underground utilities surrounding the building, adjacentfacilities and site improvements in close proximity, and flooding issues. It is anticipated that theseconstraints and issues will be considered in the development and assessment of the feasibility ofdesign solution alternatives. It is expected that flood issues will be addressed as part of the finalproject design solution.
