Specifications include, but are not limited to:he Contract Documents provide for the expansion of four, existing units in the Shandoka Apartments. Specifically, the project will entail converting four 2-bedroom units into four 4-bedroom units through expansion into unused loft spaces. Plans for the renovation consistent with the Bid Documents will be submitted by the Authority to the Telluride Building Department for review. All Planning Department and HARC approvals have been obtained. The Project is exempt from all Town development fees and is tax exempt. Contractor may stage for the project within the Shandoka Parking Lot. The Project is to occur in two phases: Phase 1 (Shandoka Units A31 and B31) is expected to commence on or shortly after Monday, January 11, 2016. Substantial Completion of the Work is required on or before March 7, 2016. Final Completion is required on or before March 14, 2016. Phase 2 (Shandoka Units B33 and B36) would commence at the Telluride Housing Authoritys sole and absolute discretion and prior to April 1, 2016, within a similar 9-week completion timeframe as listed for Phase 1.
