Specifications include, but are not limited to:The property is located on the east side of 200 East between 200 and 300 South and isconveniently located close to downtown, the Tabernacle, and Merlin Olsen Park. Logan Cityacquired these properties as part of the Second East Road improvement project, removed theoriginal homes, improved the roadway, and re-platted the original properties into eight (8)separate lots.Lots 1 3 and 5 7 are buildable lots available for immediate purchase and development. Allutilities, including the sidewalk and parkstrip, are installed and available at the front of the lots.These lots will be sold only as a package and not individually.Logan City will retain Lot 4 and Lot 8 for use as right-of-way serving the interior of the block forfuture development. Logan City may be willing to negotiate with the successful bidder for theinclusion of these two (2) lots into an overall project.PROJECT OBJECTIVESThe primary objective of this project is to partner with a home builder to design and construct aunique and noteworthy single family residential product which will stimulate future neighborhoodrevitalization and investment in this area. Logan Citys expectations are as follows:1. Design a residential product of sufficient size, design and quality significant enoughto remain appealing for owner occupancy.2. Design a residential product that is compatible with the existing architectural style ofthe neighborhood by drawing from the Craftsman, Tudor or Colonial styles for designinspiration.3. The proposed homes shall be a minimum of 1,500 square feet in size on the mainlevel, excluding the garage, and shall be at least 1.5 stories in height.4. All proposed structures shall incorporate a mixture of high quality materials on allbuilding facades, including, but not limited to, brick, stone, wood, metal, or cementboard. Vinyl siding is not permitted.5. Each of the proposed homes shall have a significant street presence and shallinclude a front porch as a prominent feature of the overall design.6. The proposed design shall meet and/or exceed minimum Logan City LandDevelopment Code standards.
