Specifications include, but are not limited to:The State of Iowa Department of Administrative Services is currently seeking Investigative Mechanical (HVAC) Study at the Wallace Building located in Des Moines, IA. The study shall be conducted at the proposed tenant space remodel located on the 3rd floor and any building systems locations that serve this area (mechanical rooms, etc). An attached diagram identifies the proposed renovation work area.The following scope of work shall also be included as part of the Investigative Firms scope of work:Attend a kick off meeting and initial tour of existing space.Site review meetings as required to complete the identified scope of work. Please identify how many site visits are included in your proposal.Provide final report containing at a minimum the following:Evaluation of existing building systems condition, specifically as it relates to the operation of the third floor proposed renovation space. This shall include reviewing and reporting on the overall condition of building HVAC systems and controls serving this location of the building.Feasibility of modifications to the existing system for the proposed renovation scope. Provide advantages and disadvantages to modifying the existing system.Propose alternate solutions that should be evaluated for consideration to serve the renovation space. These shall also include advantages and disadvantages of each solution.Cost estimates with the assistance of the Construction Manager for modifications to the existing system and the potential alternate solutions.All options shall report considerations in regards to energy efficiency and long term maintenance considerations.Assist Construction Manager with obtaining lead time information for proposed solutions for schedule evaluation.Identification of modifications to other building components that will require modification based on the HVAC scope. This shall include architectural, structural, electrical and plumbing considerations.Use of the State of Iowas construction management software EADOC.Attend a final review meeting to review final report and recommendations.This scope is only for the study and not for design work related to the renovation.
