Specifications include, but are not limited to: 1. Permits: Building permits and licenses necessary to perform this work shall be purchased by the contractor for all work executed under this program. Permit must be displayed at start of work and prior to any release of funds. Permit must be posted on site until final inspection by governing municipality. 2. Insurance: The Contractor shall present evidence, before contract is issued, of commercial general liability insurance coverage with minimum limits of $300,000 per occurrence and $300,000 annual aggregate, including completed operations. The Contractor shall be required to show proof of Workers Compensation Insurance, in accordance with Florida Statutes Chapter 440, or a copy of an approved BCM-204 Exempt form from the Florida Division of Workers Compensation. 3. Homeowner site visits & property: Work is to be completed with minimum disruption to the homeowner. Contractor shall maintain the premises clean and orderly during the course of work and remove all debris at the completion of work. Materials and equipment that have been removed and replaced as part of the work shall belong to the contractor. Homeowner may request site visits but otherwise is not permitted in home during the construction process without the presence of the Contractor and/or Lake County Housing Staff.4. Warranties: The Contractor shall guarantee all work performed for a period of one year from the date of final acceptance. All materials and supplies provided by the Contractor must be new, or specified if otherwise. Contractor shall furnish the homeowner all manufacturers and suppliers warranties covering materials and equipment furnished under the contract before a final request of payment is released. If Contractor is contacted by homeowner for a warranty item, the contractor shall respond within 72 hours for non-emergency and 24 hours for emergencies to resolve the issues. It is the Contractors responsibility to determine whether or not it is warranty issue or homeowner negligence. 5. Inspections: The contractor shall contact the appropriate Building departments to approve any work that requires a permit.6.Acceptance of Work: Inspection of the work in progress and the finished work will be performed by the Lake County Housing Services staff and the appropriate Building Department, where permits are required, to determine the acceptability of the work.7.Request for Payment: Contractor shall submit to Lake County Housing Services upon completion of work. The payment will not be released until all work is satisfactorily completed and all required documentation is submitted to Lake County Housing Services. Re-inspection fees will be the responsibility of the contractor with no additional charge to the County.
