Specifications include, but are not limited to:The RHA is seeking proposals from qualified, licensed and bonded entities for Painting Services. Units become available randomly throughout the year. The contractor must complete the unit within five (5) business days from notice to the contractor. RHA may, at its option, discontinue requesting a contractor's services and terminate the contract for cause if the contractor fails to complete the work within the required time. Contractor daily route should be to signinatthePropertyManage r s o f f i c e w i t h d a t e , c o m p a n y n a m e , p r e s e n t s u p e r v i s o r , c e l l p h o n e # at job site, and number of crew member that day. At the end of their work schedule return to Property Manager to sign out time, supervisor name, and number of crew members leaving job site or property. 2.1 General Specifications - Surface Preparation BASE SCOPE This includes one (1) new coat of paint only. Applying primer to entire unit is NOT INCLUDED. This base scope applies to all units. a. The contractor shall only paint surfaces that are in proper condition for painting. All surfaces must be sound, dry, clean and free of oil, grease, dirt, rust, and mildew, form release agents, curing compounds, loose and flaking paint and other foreign substances. b. Any additional work uncovered during the preparation process shall be reported immediately to the RHA Property Manager and/or Maintenance Foreman. This includes, but is not limited to: rotted wood, damaged structural supports, roof leaks and other damage. c. Contractor shall perform all necessary site preparation such as caulking, scraping, drywall repair- fill wall holes up to 6", repaired areas shall match the existing texture, priming repaired areas, stains, etc. as needed to ensure the quality and integrity of the end product according to the manufacturer's specifications; d. items not being painted shall be removed or be taped off, protected from overspray, spills, splatters and paint drops including floors, electrical switch, outlet plates, hinges, door handles, windows
