The Contractor is responsible for the inspection, testing, repair and maintenance of eachfire alarm system included under this contract in accordance with NFPA 72, currentedition. The work includes:1) Annual, semiannual inspection, cleaning and testing of all fire alarm systems andcomponents per NFPA 72, latest edition. Contractor will be assigned a detailed list ofbuildings that will be inspected. This list will be provided by UGA Housing WorkControl Office. Contractor will have to start and finish inspections according to a set 2schedule established by Housing Work Control. Annual inspection will take placeduring the summer break (mid- May through late July). Semiannual inspections willtake place during winter break (mid- December through early January).2) 24 hour Call Back service to respond to fire alarm related matters as requested bythe Owner.3) Repair, adjustment, replacement of fire alarm systems and components as directed bythe Owner. Labor and material costs for this work will be at the rates established bythis contract.4) Contractor will provide a detailed report identify needed repairs within 72 hours withcited code specifications in accordance to NFPA 72, latest edition and localordinances.B. Contractor shall furnish all necessary supplies, materials, maintenance service vehicles,labor, labor supervision, tools, test equipment and special equipment necessary toperform under this contract.C. Contractor shall establish communications capability such that the Owner has the abilityto contact the Contractor for service/repair needs at all times. One acceptable form wouldbe a toll free, 24 hour telephone number. Also, Contractor technicians, while one campus,must be equipped with either cell phones and/or two-way radio on the Owners Radionetwork, for communicating between Owner and technicians.D. Contractor shall maintain a separate file on each Fire Alarm system covered under thisagreement. File shall be complete with a narrative description of the system, a list of allsystem components and devices, and floor plans and reproducible hard copy schematicdiagrams (Fire Alarm schematic and drawings can be obtained from FMD plansdepartment Peggy Johnson Facilities Inventory Supervisor: 706-542-9365). Allinspection and testing reports on each system, and copies of all work orders describingreimbursable work performed by the contractor shall also be included. Contractor shallprepare for the Owner all reports covering fire alarm systems required by federal, state orlocal agencies having jurisdiction within 30 days of completion.E. Contractor shall compile a master chronological file of all UGA Housings (Notifier) FireAlarm systems tests, inspections report and work orders.F. Contractor shall maintain a log/record at each fire alarm panel. This log/record shall beupdated whenever any inspection, testing, modification, maintenance or repair activityhas been performed on the system. Information shall include: date, time, workperformed, name of person performing work, system status and comments.G. The Contractor will provide inspection reports within 10 business days after completingthe annual and semi-annual inspections. The report shall include, but not be limited to,the following:1) Name and address of the building2) Name of the person(s) performing the inspection3) A complete list of initiating devices, location of the devices, description ofservice performed to the device, and the date and time inspected.4) A complete list of auxiliary functions tested.5) System information: Manufacture, model number, quantity of the devices.6) A detailed discrepancy report outlining the components that failed theinspection, their location and the reason for the failure.37) Cost of parts to repair.8) Recommendations that would improve the operation of the fire alarm system.H. The Owner reserves the right to adjust the inspection schedule when necessary toaccommodate the needs of University of Georgia Housing, Residents, and ResidentialLife service mission.I. Systems added to this agreement after initial execution will be at a price mutually agreedto between the parties.J. Contractor will provide the Owner copies of reports of all completed testing, PM andrepair activities within two working days of completion of work on a building Fire Alarmsystem.K. Contractor will be an authorized Notifier distributor.L. Contractor shall have rapid and reliable access to manufacturers original parts, softwareand materials to repair existing systems. Contractor shall be qualified and capable torepair all currently installed Notifier Fire Alarm systems (panels).
