Specifications include, but are not limited to:. This project is located at 320 West Roy Street, Seattle, Washington 98109 and includes, but may not be limited to the following elements of work: Comprehensive rehabilitation of walls, windows, doors, i.e., remove existing windows and flashings; removal all existing stucco cladding, wood siding, and gypsum sheathing to expose all wood stud framing; install new plywood sheathing over wood stud framing; ensure shoring for existing shear walls is maintain during demolition and construction and ensure all existing fire walls are maintain where occur; new fluid applied weather and air barrier system, exterior semi-rigid mineral wool insulation, and fiber reinforced cement lap and panel siding on rainscreen furring, will be applied to the new plywood sheathing; new windows, window sills and appropriate waterproofing for all siding penetrations shall be installed; work includes demolition of existing pot balconies and may include re-framing and repair of existing structural members as determined by structural engineer; includes removal and replacement of existing roof membrane with new SBS roof system; all roof components including, but not limited to, fall protections anchors, vent pipes, HVAC ducts, exhaust vents, etc, must be removed and reinstalled or replaced if not suitable for reinstallation; roof components must also be modified or replaced as required to be reinstalled over new thicker roof insulation; includes replacement of any damaged plywood roof sheathing not suitable as a substrate for the new roof system; includes construction of new parapet, replacement of parapet coping, and construction of new scuppers, gutters, downspouts, and vent covers; insulation; and sheathing replacement as required; includes construction of a new steel framed entry canopy; all exterior hollow metal doors, frames and hardware, are to be removed and replaced; minor plumbing and electrical work such as relocating circuits, boxes, installing new light fixtures, new hose bibbs, etc. is anticipated, but will not comprise a substantial portion of the work. Provide fire rated conduit penetrations for new wiring to satellite dish locations at the stair and elevator penthouse walls. Sitework includes repair, replacement of damaged landscaping, damaged fencing, fence caps, framing and planks and repainting. Grade at building perimeter footings must be at 6 minimum below exterior wall cladding and slope away from perimeter footings.
