Specifications

Specifications include, but are not limited to:Agency Specifics: The proposed office space must be located with zip code 77027, 77036, or 77077, as further defined in the Agency Specifics. 1. Public bus transportation, if such service is provided within the city, is preferred to be within 450 feet of the entrance to the facility site and there must be an accessible route from the property line to the accessible entrance to the building as prescribed in TAS. Any such accessible routes shall be covered with a hard surface material such as concrete, asphalt paving, or comparable surface material. 2. Exterior Signage: Lessor shall be responsible for the exterior sign. For collocated offices, it shall read, TX Health and Human Services Offices. The lessor will coordinate exterior signage appearance and placement with HHSC and at the option of the HHSC and the lessor, exterior signage may include each agency name. The language for exterior signs will be the same as used for TxDot highway signage to identify the HHS agencies. Interior Signage: For multi-tenant buildings Lessor shall provide a central directory indicating the location of each occupying agency and shall update the signage within a reasonable time of request from the occupying agency. Interior signage will be more specific, i.e. Health and Human Services Commission, Department of Aging and Disability Services, or Department of Family and Protective Services and so on. Lessor shall be responsible for numbering each room or area within the leased space with TAS compliant signage as specified by the agency. 3. Parking: The size of non-handicapped parking spaces shall be in accordance with city code requirements or in the absence of a city code at least 50% of the spaces shall accommodate a full size car. Parking must be under the direct control of the Lessor and must be located within a reasonable distance of the entry to the lease space. The parking area shall be covered with a hard surface material that is in new or like-new condition and shall drain as to prevent water accumulation if not required by city codes. The lessor shall provide and maintain all parking lot striping. Lessor shall furnish exterior lighting for the building and parking area(s) necessary for security and shall keep lighting in good operating condition. The light fixtures shall be equipped with a light level sensitive device that will operate the units automatically. Lessor shall provide a minimum of five foot- candles of illumination. 4. Agency prefers contiguous space on one floor. Other space arrangements subject to approval by TFC to ensure occupying agency needs are met. 5. Interior Doors
