Specifications include, but are not limited to:1 In General: The Services Provider agrees to provide services on a per-project basis as requested by theOwner in accordance with the terms of this Agreement. These services are generally described as, butare not limited to:3.1.1 PROJECT DESCRIPTION AND SCOPE: A Job Order Contract is a competitive sealed proposal, firmfixed coefficient based price, indefinite-quantity contract to perform work for the University. Thecontract consists of a collection of proposed institutional facilities type projects. Each project willencompass detailed task specifications encompassing alterations, renovation, remodeling, and major Page 35 of 49repairs to Texas State structures and properties. Much of the work may be performed duringnormal operating hours of 8:00 am to 6:00 pm, Monday through Friday. However, as is typical witheducational facilities work, other hours may be necessary. It is also expected that during Universitybreak times total project loads may be significantly higher and contractor staffing should reflectthese needs. The Contract shall primarily use the current calendar year issue of RS Means FacilitiesConstruction Cost Data and the CostWorks electronic version, with quarterly updates as applicable,as a basis for unit cost. This resource book will be referred to as the Unit Price Book (UPB). The unitprice listed in Means' "Total Incl. O&P" costs (adjusted for the city cost index for Austin, Texas postalcode 786) are then multiplied by the appropriate coefficient to determine the actual cost of that lineitem. The adjusted UPB "Total Incl. O&P" cost rate will herein be referred to as the UPB rate. Costsderived from Division 1 of the UPB will not be allowed without written authorization. Each JobOrder embraced by the Contract is broken down into individual tasks of work, and a total price isdeveloped based upon the UPB rate and the Contractor's multiplier. After agreement, FacilitiesPlanning, Design & Construction Representative(s) review and authorize a Job Order (JO) forperformance of the work.
