Specifications include, but are not limited to:Scope of Work (Detailed Requirements)1. Contractor shall provide full preventative maintenance and full service maintenance servicesto all HVAC equipment and Building Controls to ensure continuous and trouble-free operationof all air conditioning and heating equipment and related components as stipulated herein.2. During the term of the contract, Contractor shall demonstrate and certify to Portsmouth CityPublic Schools that all equipment is maintainable. Contractor shall demonstrate thiscertification by providing the following report to Portsmouth City Public Schools as aminimum:a. Initial Equipment Analysis: Contractor shall make initial equipment analysis within thefirst 60 days of the contract to Portsmouth City Public Schools Operations Department.Sample documentation to be used for the above analysis shall be provided with theproposal, along with a list of references indicating experience with such analysis services,preferably within the regional area.b. Additional Equipment Analysis Reports to be provided on an agreed to schedule by PPSand the Contractor.3. Winter Shutdown: Prior to severe freezing weather, Contractor shall check all units to ensurethat they have been properly secured to prevent damage to the chiller, auxiliary equipmentand circulating pumps. Contractor shall tag and lock out electrical starters to preventunauthorized operation of the equipment.4. Seasonal Maintenance: During the seasonal shutdown, Contractor shall perform allmanufacturers recommended preventative maintenance and all required repairs to maintainair conditioning equipment or heating equipment or any seasonal equipment in first classoperating condition. Provide owner with a written schedule of proposed work. All work mustbe completed prior to the start of seasonal use.5. Seasonal Start-up: Prior to cooling season, Contractor shall align all equipment to allowautomatic start-up when required. Check automatic equipment operation. Provide owner withwritten schedule to allow assignment of PPS staff personnel to observe start-up, if requested.
