Specifications include, but are not limited to:1.Services to be performed once a month. 2.Elevators to be completely and systematically examined, adjusted, tested and lubricated as required. 3.When conditions warrant the following are to be repaired or replaced at no extra charge: Motors, mechanisms, machines, controller parts, pump, jack units and valves, buttons, fan and lights. 4.To also include maintenance service of: Worms, gears, trust, bearings, parking brake magnets, coils, brake motors, brake lining, brushes, windings, commutations, rotating elements, contacts, coils, resistance for operating and motor circuits, magnet frames, and all other mechanical parts using only approved materials for this purpose. 5. Guide rails to be properly maintained and when necessary, guide shoe gibs to be renewed to assure smooth, safe and quiet operations of the elevator. 6. Periodically examine all safety devices and governors and to keep equalized tension on all hoisting ropes. 7. Renew all wire ropes; plus repair and replace all conductor cables in compliance.
