Specifications include, but are not limited to: Elevator downtime and depreciation must be kept to a minimum through an adequate maintenance program. The awarded vendor(s) shall furnish all supplies, parts, materials, labor, supervision, tools and equipment or incidentals necessary to provide a monthly full service maintenance program and other maintenance and repair services, including but not limited to inspection, adjustments, tests and replacement of parts to maintain elevators as listed in Section 9 with the exception of the exclusions listed in Section 4.1. All parts and component replacements shall be made with new parts or components. The use of reconditioned parts or components shall be on a temporary basis until the new replacement is received. Any part or component not covered in this contract in need of repair or replacement shall be brought to the attention of Building Maintenance.
