Specifications include, but are not limited to:Goal: The Town of Queen Creek is pleased to present this Request for Proposal (RFP) for the development of office space with ancillary retail/restaurant uses on Town owned sites in the Town Center. The sites represent an outstanding opportunity for a mutually beneficial development partnership that will play a key role in achieving Queen Creeks vision for the Town Center.2. Background: The Town of Queen Creek is seeking proposals from qualified development teams interested in the planning, lease or purchase and development of two different Town owned sites in the Town Center. The first site is approximately 7-acres located just west of the Queen Creek Library and Communiversity. The second site is just over 2-acres located just north of the Queen Creek Post Office on the west side of Ellsworth Loop Road. The Town Center has been designed to be the commercial, cultural and civic core of the community. New infrastructure, design guidelines and small-business programs encourage public/private investments and partnerships creating a vibrant, activity-filled environment. A copy of the Town Center Plan, adopted by Council in 2011 can be found here: A map of the Town Center is included as Exhibit B. Over the past couple of years the vacancy rate for general office space in Queen Creek has remained quite low. As the Town continues to grow the need for general services is increasing and there are very limited opportunities for businesses to rent or lease office space in the Town. The Town of Queen Creek desires to work cooperatively with a qualified development team that has experience designing, entitling, financing, constructing, managing and leasing office buildings. General office is desired as the primary use with local retail or restaurant components as a secondary or ancillary use. Provide a high-quality building product that is aesthetically and functionally compatible with surrounding developments. Deliver rentable office product to the Queen Creek market. Aid the Town in reaching goals outlined in the Corporate Strategic Plan and Economic Development Strategic Plan
