Specifications include, but are not limited to:RBHA has acquired a 13-acre campus (Campus) with six buildings, and the associated Campus grounds in the City of Richmond, Virginia. The Campus buildings, taken together, comprise 84,991 square feet. The Campus buildings vary by age and style. The earliest building dates back to 1890 and the most recent was constructed in 1999. The construction types utilized on campus include masonry and poured concrete foundations; wood frame, steel frame, and pre-manufactured steel buildings; pitched and flat roofs; and metal and masonry siding. The Campus is currently used for a residential treatment facility for substance use disorders provided for men, women, and women with children. A day care center is available for consumers children. Step down facilities exist as well for graduated individuals who still require assistance of some kind. At one time, the facility also held recreational facilities and medical respite for homeless individuals. . RBHAs goal is to perform renovation of the Campus. The renovation of the Campus may occur in phases, and Cornerstone, PLC will provide Architect and Engineering (A/E) consulting services. Additionally, five vacant parcels may require development in the future. The renovations includes, but are not limited to, new interior walls and floor finishes, electrical service and lighting systems, mechanical equipment, minimal structure renovations, storm water drainage of the Campus grounds, fencing and gate repair and replacement, landscaping, roof replacement, emergency power system repair, parking lot lighting, commercial kitchen improvements and HVAC repair/replacement. In general, the facilities are in poor condition, poorly maintained, and suffer from significant deferred maintenance. None of the buildings are past repair
