Specifications

Specifications include, but are not limited to:Contractor will perform six (6) Preventative Maintenance services per unit per year. Each will be performed during the first week of each month from April through September. The six (6) Preventative Maintenance services per unit will be scheduled one (1) working day in advance by calling the Buildings and Grounds Maintenance Supervisor, at (732) 929-2039 indicating his name, the company name, the building you plan to start work in and the approximate time you expect your mechanic to arrive. In the event this appointment cannot be kept, a courtesy call should be placed prior to 10:00 a.m. to that effect and re-scheduling for the following working day. Upon arrival at the job site, the mechanic should advise the Buildings and Grounds Maintenance Supervisor at (732) 929-2039. The mechanic should give his/her name, company name, and which unit (building) he/she is to be working on. After placing this call, the mechanic may commence the Preventative Maintenance services. During the scheduled Preventative Maintenance services, the contractor shall perform all maintenance required in the appropriate manufacturers maintenance manuals for that model cooling tower. An invoice will be generated after each Preventative Maintenance service has been performed. Preventative Maintenance Services shall consist of the following: A. Meet with the Buildings and Grounds Maintenance Supervisor, to go over any problems or abnormalities since the last service (see item #4 of General Conditions). B. Walk around equipment, checking for unusual noises, odors, vibration, temperature, pressures, visible indication of leaks, etc. C. Review Buildings & Grounds logs of past operation, checking for operational trends. D. Record on appropriate form(s) any deviation from Carrier/Trane standards. E. Within the line item bid price for Preventative Maintenance, perform any adjustments required to maintain optimum operation, not on worksheet
