Specifications

Specifications include, but are not limited to:Upon the evaluation of the qualifications of the Respondents, as further described in Section VI hereof, the Town of Branford will request fee proposals from a short list of Respondents for professional services related to the design of a renovate as new and construction of a new academic addition or a construct new at the Francis Walsh Intermediate School, located in Branford, Connecticut (sometimes hereinafter referred to as Project), in accordance with the provisions of this RFQ. Professional services shall be required as described in the scope of services below and shall be contracted for and rendered in accordance with the Branford Board of Educations Educational Specifications pending approval on December 16, 2015 and Title 10 of the Connecticut General Statutes. Notwithstanding the foregoing, the BOE reserves the right to revise the Educational Specifications. The Francis Walsh Intermediate School was originally constructed in 1970 and is located at 185 Damascus Road. The existing building is approximately 191,000 s.f. and located on about 29 acres. The building was designed prior to requirements related to Building Code Compliance and the ADA. The Francis Walsh Intermediate School Feasibility Report prepared by Perkins Eastman Architects and Diversified Technology Consultants, Inc., finalized in July 2015, contains Existing Building Evaluation Report and is available for review online at www.branford-ct.gov under reports and publications Walsh Interm School Feasibility FINALDRAFT 07022015. Potential respondents are directed to carefully review this document. B. The Board of Education is expected to recommend a preferred option from this feasibility study at its December 16, 2015 meeting. C. The Board of Education has prepared and anticipates approving a comprehensive education specification to help guide the selected architectural/engineering firm with the design of the Project at its December 16, 2015 meeting. The Board of Education approved education specifications will be available on the Districts website, www.branfordschools.org, as soon as they are available. III. SCOPE The fundamental scope of work for this project shall be as typically described in the Contract Documents, and shall be further defined at the time of solicitation for fee schedules. It is the intent of the Town of Branford to engage the services of a qualified Construction Manager, as constructor of the Project, to provide pre-construction and construction phase services for the Project. Respondents should expect to work with the Construction Manager in all aspects of the design and construction of the Project, including but not limited to scheduling, budgeting, value engineering and the evaluation and award of trade contracts, and should be prepared to demonstrate its ability to so perform.
