Specifications include, but are not limited to:The mission of The Authority is: THA provides high quality, stable and sustainable housing and supportive services to people in need. It does this in ways that help them become self sufficient, that strengthen communities and that use its public and private resources efficiently and effectively. In order to accomplish this mission The Authority will engage in both the acquisition and rehabilitation of existing properties in addition to the acquisition of raw land for the purpose of constructing new developments. The work of this consultant will be assigned as needed and will provide the initial feasibility in both design and cost of the opportunities that The Authority is considering to further its mission and purpose in the community.3.3 Scope Of Services The work of the contractor will include the following Scope of Services: A.ARCHITECTURAL AND ENGINEERING SERVICES FOR INITIAL FEASIBILITY OF DEVELOPMENT OPPORTUNITIES: The work will consist of two phases: 1. Initial investigation of the proposed project for feasibility as a viable development for The Authority; 2. Preparation of Schematic Design and initial cost estimates for rehab/development. The contractor will need to demonstrate: 1) Knowledge of the problem sensitivity to the special needs of households for whom they are designing, and their awareness of the social and architectural history of the neighborhood; 2) Demonstrated history of similar projects experience in designing attractive developments with similar construction budgets for similar household types; 3) Technical knowledge ability to manage the project from the initial planning and design through the construction phase. The steps involved may include, but are not limited to: a.Preparation of due diligence of proposed property for i.Building conditions if existing ii.Zoning iii.Code compliance
